This project transforms the long-vacant former Dundee College building at Constitution Road into high-quality purpose-built student accommodation, bringing new life to a prominent site on the edge of Dundee city centre. The redevelopment sensitively reuses the existing concrete-framed structure, retaining and celebrating its architectural character while delivering a contemporary and sustainable student living environment.

The scheme provides 414 self-contained studio rooms, each with private en-suite facilities and a kitchenette, supported by generous communal spaces including study areas, social lounges, a multifunctional ‘festival’ zone, gym and roof terrace. A new link building replaces the original dilapidated connection between the two towers, creating a clearer sense of arrival and improving circulation throughout the building.

The external design combines restored exposed concrete at lower levels with contemporary glazing and rainscreen cladding, using a carefully developed colour palette inspired by Dundee’s jute-weaving heritage. Enhanced landscaping, improved pedestrian access and secure cycle parking help integrate the development with its surroundings, while publicly accessible elements, including a café, contribute positively to the wider neighbourhood.
