This project involved the reconstruction of a warehouse and office facility in Bradford following significant fire damage in 2017. The redevelopment presented an opportunity not only to replace the lost accommodation, but to re‑evaluate and improve the overall functionality, efficiency and quality of the building.

Retaining the original footprint and base location, the rebuild allowed HTC to redesign the scheme with a more rational and efficient layout. By reconfiguring the building from an L‑shaped plan to a simple rectangular form, the project achieved a more functional internal arrangement while maximising operational efficiency. This revised layout enabled the creation of a larger and more practical service yard, while retaining the original internal floor area and significantly improving serviceability.

The wider site layout was also optimised as part of the redevelopment. The car park was re‑worked to increase the number of parking spaces, improving staff and visitor provision, while a new plant area was discreetly located to the rear of the building, enhancing both operational performance and visual tidiness across the site.

Architecturally, the rebuilt facility delivers a clear step‑change in quality. A glazed, chamfered corner entrance creates a strong visual focal point and provides a clear sense of arrival, reflecting the more contemporary and refined character of the reconstructed building. The result is a modernised, higher‑quality industrial and office environment, demonstrating how careful redesign following an unforeseen event can deliver lasting operational and architectural benefits.
