HTC Architects were appointed by Tungsten Properties Ltd to develop proposals for a new industrial and logistics scheme at Hayes Way, Bristol. Currently in planning, the project is designed to deliver high-quality, flexible accommodation tailored to the needs of modern occupiers.

The scheme comprises a series of units of varying sizes, combining substantial warehouse space with integrated first floor offices. The design emphasises flexibility and efficiency, enabling the units to accommodate a range of uses while supporting future adaptability. Carefully considered internal layouts provide clear separation between operational and office functions, alongside welfare facilities and provision for future lifts where required.

A key focus of the project has been the optimisation of the site layout in response to planning and urban design feedback. Adjustments to building positions, landscaping and drainage strategies have been developed collaboratively with the consultant team to enhance the overall quality of the scheme and respond to the constraints of the site.
