Greenland Road, Sheffield underwent a comprehensive and transformative redevelopment for Tungsten Properties, regenerating a previously underutilised site anchored by a vacant former B&Q unit. The existing building was successfully repurposed to deliver 113,150 sq ft of modern industrial floor space, subdivided into two high‑quality units, providing flexible accommodation capable of meeting the demands of contemporary industrial and logistics occupiers.

The wider site was further enhanced through the delivery of nine additional logistics and trade units, ranging in size from 3,000 sq ft to 15,500 sq ft. These buildings collectively provide 55,200 sq ft of new accommodation, each incorporating integrated office space alongside dedicated servicing yards and on‑site parking, ensuring efficient operation and adaptability for a broad range of occupier types.

Complementing the industrial and trade elements, the scheme also includes a new 1,800 sq ft Costa Coffee development, designed as a standalone destination complete with drive‑through lanes, external seating areas and generous parking provision. This addition enhances the wider site offering, supporting both occupiers and the surrounding community while increasing the overall vibrancy and commercial attractiveness of the development.

The result is a highly successful mixed‑use regeneration project that has transformed a redundant retail asset into a cohesive, flexible and commercially robust employment destination, delivering long‑term value for both occupiers and the local area.
