Located just off the A63, close to Junction 42 of the A1(M), this project involves the redevelopment of an established hotel site near South Milford into a contemporary destination hotel, spa and events venue. The site has long been associated with hospitality use, occupying a highly accessible position between Leeds and York, and benefiting from strong visibility within the wider landscape.

Our proposals reimagine the existing offer through the replacement of the outdated hotel building with a high-quality, modern facility designed to reflect current expectations for leisure, wellness and events. The scheme retains a similar footprint and scale to the existing building, responding sensitively to its Green Belt context while delivering a significant improvement in appearance, guest experience and operational efficiency.

The design is centred around a glazed atrium courtyard, creating a clear focal point within the building and enhancing natural light throughout. Accommodation, communal spaces and leisure facilities are organised around this central space, establishing a legible and welcoming layout. The development comprises a mix of single, two and three-storey elements, carefully arranged to break down the overall mass and reflect the scale of the existing development.
