HTC Architects were appointed at construction stage to deliver the technical design for a new distribution and logistics facility at Swindon Gateway, a prominent employment site to the north of Swindon.

The scheme comprises a substantial B8 storage and distribution building with ancillary office accommodation, delivering approximately 10,000m² (108,000 sq ft) of flexible industrial space.

Located on a vacant brownfield site adjacent to the A419, the development occupies a highly visible gateway position, forming part of a wider commercial cluster alongside established occupiers including Vygon, David Lloyd Leisure and Aldi.

The design responds directly to the site’s prominence and topography, with the building positioned along the eastern boundary to reduce perceived height and maximise operational efficiency.

A clear separation of uses has been achieved, with service yards and HGV circulation located to the west, and office, staff and visitor access accommodated to the south, supporting safe and efficient movement across the site.

The office and welfare areas are designed across three levels but were not included within the base build, allowing for future tenant-specific fit-out to suit operational requirements.

Architecturally, the building adopts a contemporary industrial language, utilising a restrained palette of metal cladding panels in a graduated greyscale finish, complemented by a brick plinth and articulated glazed entrance.

A distinctive feature corner, formed in translucent polycarbonate, reinforces the building’s role as a gateway landmark, providing visual interest during the day and a subtle illuminated presence at night.

The scheme incorporates extensive external works, including service yards, staff parking, EV charging provision and cycle facilities, ensuring the development supports a range of operational and sustainable transport needs.

A comprehensive landscape strategy introduces structural planting, attenuation features and swales, enhancing biodiversity while softening the development’s interface with surrounding infrastructure and key viewpoints.

Sustainability and buildability have been key drivers throughout the project, with a robust building envelope, efficient servicing strategy and integrated drainage design contributing to long-term performance and environmental resilience.
